One-room apartments have risen in price by 22% last year in Ufa

In Ufa, the July price level for flats up to 32 square meters averaged 4.36 million rubles - 22% more than a year ago, according to the federal portal “World of Apartments.”

A year ago, the average small film cost about 3.54 million rubles and rose by 820 thousand rubles. This impressive increase looks average compared to the 48% increase in Vologda or 58.4% in Grozny (but the cost of housing there is much lower).

Analysts explain this price increase for one-room apartments by the laws of the market: preferential mortgages have ended, mortgage rates are almost 20%, and buyers' attention has turned to housing with the smallest area and the most budget price.

“There is still a high demand for small apartments, especially since the number of them on sale has decreased by 12% over the year. The cheapest offers are purchased the fastest, causing the average price to rise. Apartments are becoming more expensive in those cities where they are the cheapest. Undervalued market segments are gradually catching up to the general level. Also, the cost of housing may rise because they have appeared in a city without high-quality new buildings. And the price decreases when it is overheated, or new buildings have entered the market,” experts explain.
