More than 3 million square meters of housing are planned to be built in Ufa by 2030

By 2030, they plan to build over three million square meters of housing in Ufa. To date, 175 permits for the construction of apartment buildings have been issued in the city, the head of the Ufa administration, Ratmir Mavliev, said at a regular meeting of the City Council.

As Bashinform News Agency previously wrote, in 2023, the volume of completed housing in the capital of Bashkiria broke a record and amounted to 1 million 202 thousand square meters. “Growth - 102.8%. And this is a new record!” said Ufa Mayor Ratmir Mavliev.

At the same time, real estate prices show stable growth. Thus, according to the World of Apartments portal, the cost per square meter in new buildings in Ufa in January 2024 increased by 7.1% to 155.17 thousand rubles. The average price of a lot on the primary market today is 7.3 million rubles.

At the same time, preferential mortgages remain the main driver of the mortgage market and the opportunity for Russians to solve their housing problem: 90% of apartments are purchased with the help of government programs, reported Russian Finance Minister Anton Siluanov.

However, due to the latest tightening that affected the conditions for issuing preferential mortgages to citizens, as well as commissions introduced by banks for developers for each borrower, experts predict a drop in demand for government programs and, as a result, primary real estate in general.

As anti-crisis measures to maintain demand and support buyers, developers are developing alternative tools, such as interest-free installments. However, experts continue to focus on programs with government support.

The program with state support is valid until July 1, 2024. Earlier, it became known that the Government of the Russian Federation plans to divide Russian regions into mortgage clusters depending on the population growth rate and the construction volume: dynamic, with a lack of demand, with a lack of supply, stagnant and depressed. According to the project's authors, the measure will make the support program more targeted.
