Russian authorities plan to expand preferential mortgage limits

Izvestia learned that the Ministry of Finance of the Russian Federation is preparing to increase the volume of limits on preferential mortgages. Due to rush demand, banks have almost run out of funds allocated to them to compensate for the difference between the key rate and the rate of preferential programs.

For the entire duration of the project, the total limit for issuing preferential mortgages for new buildings at 8% was 5 trillion rubles, and for family mortgages at 6% - 3.4 trillion rubles.

For example, according to information, as of November 25, Sberbank issued loans under the first program for 2.221 trillion rubles out of the pledged 2.249 trillion rubles. The limits for the second program have already been spent and exceeded by 52 billion rubles.

What can happen? If the limits run out before the resolution is issued, banks may decide to suspend the issuance of preferential mortgages (this happened with rural mortgages) or tighten the conditions.

This year, authorities have added limits twice. At the beginning of the year, they increased by 900 billion rubles for preferential mortgages and 350 billion rubles for family mortgages. The limits were expanded again in September - by 500 billion and 300 billion rubles, respectively.

The current preferential mortgage program is valid until July 1, 2024. Now the government is thinking about the future of this project - there are proposals not to close it, as previously planned, but to change the conditions.
