Ufa hit top five cities of Volga Federal District in multi-apartment construction

About 83,000 individual residential buildings with a total area of about 12 million square meters were built in the Volga Federal District in 2022. This is 11% more than a year earlier. Of these, nearly 2 million square meters were introduced in the Bashkortostan. The regions account for more than 21% of the commissioning of private housing in Russia. Ekaterina Vlasova, deputy head of the analytical center DOM.RF announced this at the conference "Development of housing construction in the Volga Federal District".

“The accelerating pace of housing commissioning became possible thanks to participation in federal programs, state support for the construction industry, and the development of preferential mortgage lending. In terms of rural mortgages, Bashkortostan occupies a leading position in the country,” said Yegor Rodin, Acting Minister of Construction and Architecture of the Republic of Bashkortostan.

As the press service of the Ministry of Construction of the Republic of Bashkortostan told Bashinform News Agency, the share of individual houses in the total commissioning of housing in the Volga Federal District is 64% and exceeds the national average. In the Volga Federal District, wooden houses account for up to 28% of all commissioned individual housing. Most often, such places are built in the Republic of Bashkortostan (54%).

“The spread of preferential mortgage programs facilitates the increase in demand for private housing construction to this segment. According to last year’s results, the issuance of mortgages for the construction of individual houses in the country increased to 33 thousand loans,” said Ekaterina Vlasova.

In the multi-apartment housing segment in the Volga Federal District regions, more than 14.5 million square meters are being built today, of which 93% are using escrow accounts. The pace of transition of construction to project financing in the Volga region is somewhat higher than the national average - on average, 90% of housing in the country is already being built with escrow. About 1.5 thousand apartment buildings with 281 thousand apartments are currently under construction in the Volga Federal District. Over half of all construction is carried out in five cities, including Ufa.
