New buildings in Ufa fell in price by 1.8% in January

At the end of January 2023, the average price of an apartment in a new building in Ufa amounted to a little over 6 million rubles, a decrease of 1.8% over the month. The cost of 1 square meter decreased by 0.5% - 120.49 thousand rubles. This is the data of analysts of the World of Apartments portal.

In the first month of the year, according to the portal, 39 of the 70 cities rated a square meter of housing has risen in price, 27 - it has fallen in price, and 4 - it has not changed.

Experts note that the trends of the end of last year continue in the primary real estate market: demand is falling, prices are halting in growth, supply is declining, and the average area of an apartment in the new building market is decreasing.

Presumably, the primary housing market may decline by 15-20% by the end of 2023 if developers postpone implementing some projects due to a decrease in demand. Against this background, the secondary housing market may become preferable.

As Bashinform News Agency reported, the market price of 1 square meter of a new building in the fourth quarter was 92,603 rubles, and the average price of an apartment in a new building was 6.12 million rubles (+16.9% in 2022).

The average price of an apartment on the secondary market in October - November 2022 is 5.35 million rubles (+ 13% per year), 1 square meter - 99,369 rubles.
