Capital of Bashkiria entered Top-10 most expensive megacities for housing prices
UFA, 24 October 2017. /Bashinform News Agency, Galiya Nabieva/. Ufa reached the Top 10 most expensive megacities of the country in terms of prices for residential real estate. The average cost of an apartment in the city is 2.56 million rubles, the price per square meter is 59.6 thousand rubles, an average area of an apartment for sale is 50.8 square meters. The results of the study by the Yula service are analyzed by RBC-Ufa.
The capital of Bashkiria is located in the sixth place of the list. The most expensive prices for housing are traditionally in Moscow and St. Petersburg. On average, apartments are offered there for 8.3 and 4.8 thousand rubles, respectively. Next come Vladivostok, Yekaterinburg and Kazan. The cost of an apartment in the capital of Tatarstan is 2.7 million rubles. The cities with the most affordable housing are Samara, Perm, Krasnodar and Chelyabinsk. For example, in Chelyabinsk, an apartment costs an average of 1.6 million rubles.
According to the Expert agency, an average price per square meter in Ufa in the secondary market is now 58.3 thousand rubles. Since the end of 2016, prices have decreased by 1.5%. The most marketable small apartments in good neighborhoods are offered at about 64 thousand rubles per square meter.
If prices for secondary housing are falling, then, on the contrary, they grow in new buildings. The average price per square meter in the secondary market today is 61.1 thousand rubles. As for the forecasts for the coming year, the General Director of Expert agency Elena Andreeva believes that sales are likely to be higher.
According to the survey conducted by Domofond.ru, residents of Ufa expect an increase in prices in the near future (residents of St. Petersburg, Novosibirsk, Kazan, Samara agree with them). 70% of respondents consider the fourth quarter a favorable month for the purchase of real estate.
