Average price of small apartments is about 2 million rubles in Ufa

Analysts of the website "Mir Kvartir" shared with the aggregated data on primary and secondary markets in the major cities of the country. The capital of Bashkortostan closes the top ten cities with the most expensive small apartments.

One-room apartments and "studios" are the most demanded in the market. As a rule, a square metre in a small apartment costs by 5-10 percent more than a square metre in an apartment of larger area. The price is also affected by the fact that one-bedroom apartments take a very small share in buildings under construction and in the secondary market.

The most expensive one-room apartments are in Moscow - more than 6 million rubles. The price of average small apartment in Petersburg is 2.6 million rubles. Vladivostok is not inferior to the northern capital in this segment. Also the top five includes the Moscow region (over 2.6 million) and Surgut (2.2 million).

The "cheapest" cities are Magnitogorsk, Stavropol, Novokuznetsk, Barnaul and Kirov - from 1 to 1.2 million rubles.

Ufa is in the 10th place with a gain of prices per square metre of one-room apartments by nearly 8 percent (69.5 thousand), and the average price of apartments around 2 million rubles (6.4 percent). However, in the recent "pre-crisis" period prices of one-room apartments in Ufa reached 3 million rubles.

In general, small-sized housing "sags" together with the entire real estate market, experts summarize. Since February 2015 in 62 cities covered by monitoring "metre" went up in 11 and dropped in 51 cities. Even in the segment of the most popular property the supply exceeded demand, so it is expected further decline in prices, analysts mark.
