Reduction in prices for apartments in new buildings is registered in Ufa

UFA, 5 November 2014. /Bashinform News Agency, Elvira Latypova/. The decline in market prices of housing under construction in Ufa is recorded by analysts SUN "Expert" real estate agency. If in September the average price per sq m in Ufa buildings was 58.9 thousand rubles, at the beginning of November it dropped to 56.1 thousand rubles. 656 apartments in the new housing market were used as the sample for the analysis of the situation.

As the head of the "Expert" chain Elena Andreeva explained, the demand for new buildings in Ufa fell for the first time over the last few years, but the decline in prices was largely due to appearance of new projects in the initial stage of construction and marketing campaigns by real estate developers than due to the fall in demand.

The most expensive residential buildings in Ufa are in the downtown: 72.5 thousand rubles per sq m. Then, according to the "Expert" agency, it is followed by Zelenaya Roscha residential district (63.3 thousand rubles), Inors (61.2), October Avenue (60.6), Sipailovo (57), Chernikovka (54.5), Deoma (51, 3), Zaton (44.8). The largest number of offers are available on October Avenue (18.9 percent of all apartments for sale in new buildings) and in the business centre (18.3).

The greatest demand is for one-room apartments. Their cost decreased by 2.5 percent in September. Two-room apartments fell in price by 3 percent during the same period, three-room – by 5 percent.
