Newly erected tenements in Ufa loose 4,8% in price for a month

The price of new flats in the primary housing market of Ufa fell by 4,8% for a month, making 38,1 thousand rubles for one square meter today.

At that the one-room flats in abuilding tenements displayed evident growth contrary to the general tendency: + 0,8% monthly. At present time one square meter in such flats costs 37,7 thousand rubles.

At the same time two-room flats noticeably lost in price: minus 7,6% for a month. One square meter here costs 38,7 thousand rubles. Three-room flats became cheaper by 6,5% on average. The price of one square meter now is 37,7 thousand rubles.

The analyst of the realty agencies network “The Expert” Aigul Stepanova comments the situation in Ufa realty market:

“The primary dwelling market of Ufa came back to life in December. Developers lowered the prices for two- and three-room flats, facing low demand during the whole year. All that led to reduction of prices almost by 5% monthly. Nonetheless developers managed to grope for the bottom. Practically all liquid flats were sold out. It is most likely that we won’t observe large shortage of abuilding dwelling in the first half of 2010. As we think, the shortage will be felt in autumn 2010. If no large construction allotments are laid in the course of 2010, we’ll face total deficit of small flats, always facing high demand, in 2011”.
